Access Statement for KENILWORTH GUEST HOUSE, Windermere, Cumbria

Introduction

Kenilworth Guest House was built in approximately 1895 and has six guest bedrooms. Four are on the first floor (ie up one flight of stairs) and two are on the second floor (ie up two flights of stairs). All bedrooms are en-suite, with shower rather than a bath. We have a ground floor dining room, but no ground floor bedrooms.
All rooms are fully double-glazed and centrally-heated, with thermostatic (controllable) radiators.
For everyone’s safety and comfort smoking is not allowed anywhere on the premises, including the garden.

Pre-Arrival

• We are located in a quiet residential area, approximately 0.25 miles from the nearest local bus stop and approx. 0.75 miles from the train and coach station (taxis are invariably waiting to meet the trains but not long distance coaches).
• We do not accept guests’ dogs.
• There is a gate to the front of the property and a step up to the front door.

Arrival & Car Parking Facilities

• We ask that guests supply an eta so that we can be sure one of us is here to check guests in / offer assistance with luggage.
• We have three private parking spaces to the rear of the property. We can not guarantee a private parking space if all guests have arrived by car. There is a narrow gate with three steps up and a narrow and rather uneven footpath from the car park to the front door (approx 30m). The footpath and parking area are lit.
• There is a very steep set of steps to the back door so guests are not permitted to use this.
• There is free parking on Holly Road but there are double yellow lines on the road immediately outside our guest house. The closest a car can be parked unrestricted is 3m from our front gate.
• We have CCTV so are able to view our guests’ arrival and be at the front door to offer assistance.
• The inner front door is kept locked, and there is a bell on the outside of the house and another on the inner door.
• Cards displaying our phone number are on the table in the entrance porch.
• If we are expecting guests it is highly unusual that neither one of us would be at home. If we both had to be away from the house, our phone is diverted to our mobile phone.

Main Entrance, Reception & Ticketing Area

• The front path is 4m long.
• There is a step up of 6cm into the entrance porch, which is tiled.
• The outer door when fully open is 122cm.
• The inner semi-glazed door  is 94cm wide and a key required at all times. (Only one set of keys available per room)
• All flooring is carpet, and not really suitable for a wheelchair.
• There is no seating in the entrance hall.
• There is no ground floor cloakroom.
• There is a large desk behind the front door, with pen, paper and local streetmaps.
• There is a sign on the wall above the fire call point displaying emergency information.
• There is a water fire extinguisher to the left of the front door inside the hall.
• A sign is dispalyed on the kitchen door to depict whether we are in and available. An explanation is given of what to do to summon us in and emergency (we do live on the premises, in the basement.)

Public Areas – Hall, Stairs, Landing, Corridors etc 

• All areas are carpeted.
• There is a step of 6cm up to the front door.The outer door is 122cm wide when fully opened.
• The inner door, which is partially glazed and kept locked, is 94cm wide.
• There is a desk behind the front door, with note pad and pen and local maps of the area, but no seating in the entrance hall. The dining room is the second room on the right. The kitchen (private) is at the end of the corridor.
• The first flight of stairs is 3m from the front door, and there are 14 steps, 82cm wide. There is a substantil hand rail to the right.
• There is a small landing, then a step up (no handrail) of  24cm to a corridor of 333cm leading to bedroom 1.
• From this landing there is a turn to the right, up 3 stairs to another landing leading to bedrooms 2,3 and 4. The landing to bedroom 4 is 4m long.
• The stairs to the second floor  (each step 72cm wide) start outside bedroom 4, with a turn to the right, up 4 stairs to a small landing. Another turn to the right up 7 stairs to another landing. Another turn right up another 2 stairs, then another turn to the right up another 3 stairs to a landing immediately outside bedroom 5 and 6 (handrail to the right).
• Ther is low wattage lighting in the entrance porch and up the staircase left on 24 hours a day.
• There are fire call points behind the front door and outside bedroom 3, and sounders (no visual display) outside the dining room, at the bottom of the stairs up to the second floor and inside bedroom 4. There are water fire extinguishers to the next to the front door, outside bedroom 1, and on the landing just below bedrooms 5 and 6. Fire precautions are displayed next to the front door and on the wall/door in each bedroom.
• There is a bell to summon us and a sign is displayed on the kitchen door to say whether or not we are in and disturbable. We do live on the premises and emergency procedures are explained on arrival. A list of emergency phone numbers is diplayed above the desk. It is rare that neither one of us is at home. If we are both out, then our telephone is usually diverted to a mobile phone.
• There are no ground floor or public cloakroom facilities.

Public Areas – lobbies etc

Public WCs

• We do not have a ground floor cloakroom.

Dining Room

• The dining room is on the ground floor. Breakfast is usually served between 8.15am and 8.45am.
• The flooring is carpet.
• There is a sideboard immediately on the right as you enter, where guests help themselves to fruit juice, grapefruit and cereals. There is a shelf above where sauces, jams and cereal jars are kept.
• The square tables are not fixed and can be moved to accommodate parties or groups.
• The tables are set with cup, saucer, side plate, paper napkin, relevant cutlery and heat resistant table mats (no tablecloths). Salt, pepper, sugar and marmalade are kept on the tables, with a small jug of fresh milk brought for tea or coffee and freshly cut squares of butter.
• The main cooked course is cooked to order and brought to table, along with fresh toast.
• Any special dietary requrements are discussed on arrival.

Laundry

• Not available. There is a laundry in Windermere village.  Any guest found to have carried out laundry will incur an additional fee of £20.00.

Outdoor Facilities

• We have small front garden, with shrubs and flowers and a garden bench to the side of the front door.

Bedrooms & Sleeping Areas

• All beds are made up with thermal underblankets, fitted sheet two pillows per person and duvets. All bedding is man-made. Each bedroom has a hairdryer and alarm clock (battery). There are photos of all bedrooms on our web-site www.kenilworth-lake-district.co.uk

Bedroom 1: Double en-suite on first floor at the back of the house. Double bed ( metal framed and slatted) with king-size duvet. There is a small pine chest of three drawers with glass tops to either side of the bed, with bed-side lamps.

• Access to the far side of the bed is a little restricted.
• There is a pine tallboy with glass top and flat screen digital colour tv on top (remotely controlled). The tall boy has hanging space to one side and shelves to the other. There is a large drawer at the bottom.
• Tea/coffee tray with kettle is on a shelf above the radiator.
• There is one rattan easy chair, with cushion.

Bedroom 2: King-size double en-suite on first floor. King-size double bed (metal framed and slatted) with king-size duvet. A very spacious bedroom, with large three drawer chest with glass tops to either side of bed, with reading lamps.
• There is a full size wardrobe and a chest of drawers with glass top and flat screen digital colour tv (remotely- controlled).
• There are two leather tub chairs.
• Tea/coffee tray with kettle is on a shelf above the radiator behind the door.

Bedroom 3: Family en-suite bedroom on first floor. One double bed, with king-size duvet, and one single bed, with single duvet. Both metal framed and slatted. There is a bed-side chest of drawers with glass top to one side of the double bed, a rattan easy chair with cushion to the other. There is a wall light above the bed. The single bed is next to a full size chest of drawers with glass top, flat screen digital colour tv ( remotely controlled ) and reading lamp.
• There is an additional rattan easy chair in front of the radiator.
• Tea/coffee tray with kettle is on a shelf above the radiator.

Bedroom 4: Single en-suite on the first floor at the front of the house. Metal framed and slatted bed with single duvet. Access around the bed towards the window is a little restricted. There is a pine three drawer bedside chest of drawers to one side of the bed with glass top and reading light.
• There is a pine tall boy with glass top and flat screen digital colour tv and DVD player (remotely controlled). There is hanging space to one side of the wardrobe, shelving and drawers to the other.
• Tea/coffee tray with kettle is on a shelf above the radiator.
• There is a rattan easy chair with cushion in the window recess.
• NB There is a step up into the en-suite bathroom.

Bedroom 5: Twin en-suite bedroom on second floor, with two single pine beds, each with single duvet.
• There is a small three drawer chest of drawers with glass top and reading lamp between the beds.
• There is a pine tall boy with glass top and fat screen digital colour tv (remotely controlled) with hanging space to one side and shelves to the other and a large drawer at the bottom.
• There is a large shelf behind the door with lamp and tea/coffeee tray with kettle.
• There is one rattan easy chair with cushion.

Bedroom 6: Double en-suite on second floor. Double bed (metal framed and slatted ) with king-size duvet.
• There is a small three drawer chest of drawers to either side of the bed with glass tops and reading lamps.
• There is a pine tallboy with glass top and flat screen digital colour tv (remotely controlled) with hanging space to one side and shelves to the other, and a large drawer at the bottom.
• Tea/coffee making tray with kettle is on a shelf above the radiator.

Bathroom, Shower-room & WC [Ensuite or Shared]

• All bedrooms are en-suite.
• The bathrooms all have washbasin, shower with a stepover and standard height wc.
• All flooring is lino and a bathmat is provided, with one hand towel and one bath towel per guest.
• There is a mirror and an electric light with electric shaver point above each washbasin.
